Ask Chris

HOA dues on the Gold Coast are set by each association, not by one regional price. This page keeps the ranges already published on crforsale.com, adds listing-level examples where a public page names a dollar amount, and keeps two beach club figures Chris confirmed for 2026. A missing community-wide number says Ask Chris.

Reserva Conchal’s site range is $300–$2,000 per month. Three developer listings, seen in excerpt on October 15, 2026, show about $344, $607, and $1,083 a month. Those are examples from named homes, not a schedule, and no published example near $2,000 turned up in that pass. Beach club dues are approximately $4,000 per year, as of 2026, confirmed by Chris, with approximately 25% off food, drinks, and apparel. Family golf is a separate bill, described as starting near $3,600 a year plus tax with no initiation fee. Source: KRAIN Reserva Conchal FAQ, reviewed October 15, 2026.

Hacienda Pinilla’s site range is about $500–$1,500 per month, including security, roads, beach club, and golf. Two listing excerpts sit near $420 and $800 a month. Those are examples. A beach-club price for the whole community is not confirmed. ONE Hacienda Pinilla, one hotel-linked project, publishes an optional program of about $3,000 for the 2026 year with no monthly dues. Source: that project’s FAQ, reviewed October 15, 2026.

Las Catalinas condo examples, seen in excerpt, run about $635 a month for a two-bedroom at Plaza Carlota and about $693–$1,202 for Casa Chameleon homes. There is still no community-wide HOA dollar amount, so that line says Ask Chris. Beach club dues Chris confirmed for 2026 are approximately $325 per month, with approximately 25% off food, drinks, and apparel. The town’s older PDF is shown below the cards as a 2024 schedule only: entry near $2,900 plus tax in a 2024 window, then near $6,400, and monthly tiers from about $150 to $550 plus tax. Source: Las Catalinas club rules PDF, 2024 promotional pricing, reviewed October 15, 2026. It is not the 2026 figure.

Mar Vista’s broker-published examples span about $330 to $390 a month. A 2026 community note puts Miramar, La Jolla, and Montevista near $330, covering security, roads, landscaping, and shared infrastructure. Some listings cite about $390. Source: published listing excerpts, reviewed October 15, 2026. Beach club dues there are not confirmed.

Which HOA figures are a community-wide range?

Reserva Conchal stays at $300–$2,000 per month from this site. Hacienda Pinilla stays at about $500–$1,500 per month from this site. Mar Vista’s about $330–$390 is a span of broker-published examples. Las Catalinas has listing examples only, so the community-wide line says Ask Chris.

Are the beach club prices current?

Reserva Conchal is approximately $4,000 per year and Las Catalinas is approximately $325 per month, both as of 2026, confirmed by Chris. The Las Catalinas tier list is labeled 2024. Pinilla and Mar Vista beach-club prices are not confirmed, so those cards say Ask Chris.

Should I budget from a listing example?

No. A listing fee is one home. Several amounts were seen only in excerpt. Estimate. Confirm with your attorney and the association before you rely on a number in an offer.
