Gold Coast FAQ

Is Guanacaste real estate a good investment right now?

This is general information, not legal or tax advice. Confirm the details with a Costa Rican attorney or accountant.

Yield is gross. The Coldwell Banker May 2026 figures are median list price, inventory, and days on market for a wide region. They are not a forecast.

Guanacaste can be a good investment for a buyer who is honest about which number they mean. This site publishes two, and only two, for that conversation. Annual appreciation is 3 to 6 percent. Gross rental yield is 5 to 9 percent, before management, the association, taxes, maintenance, and platform fees. Other percentages circulate in brokerage letters and in old posts. They are not used here. If you need a planning band, use these, and then test them against the specific house. See Investment guide.

“Good” also depends on whether you will use the house. A property you occupy for two months and rent with discipline is a different asset from a property that must carry itself from the first January. The yield is gross. The appreciation is a long-run planning range, not a coupon that pays every December.

A two-speed market

Late 2026 is not one market. Ordinary or overpriced listings have more negotiating room than they did in the tight years. Exceptional beachfront, the better houses inside known gates, and homes with a real rental history still find buyers without a drama. If a seller is anchored to a number from the surge years, the listing can sit. If the house is the one people fly in to see, it will not sit in the same way. Chris’s work is telling those two apart before you write the offer.

One regional snapshot, from Coldwell Banker’s May 2026 report: the median list price for Guanacaste and Nicoya was $1,401,415, inventory was 613 listings, and the average days on market was 361. Those are asking-side figures for a huge area, pulled upward by expensive homes. They are not sold prices, they are not Conchal, and the year-over-year move in that report is not published on this site as an appreciation rate. The appreciation range remains 3 to 6 percent. Other commentaries describe the cycle differently. Where they conflict, this page does not pick a winner and does not print their percentages.

What has to be true underneath the yield

Tourism is the demand under the rental. Liberia airport’s 2025 traffic was just under 2 million international-style passengers, up modestly. Tourist arrivals through Liberia rose 13.3 percent from January through July 2026, to 698,079, and then August fell 5.3 percent, the first monthly decline of that year. A single soft month is not a cycle. It is a reason not to underwrite a house on the best dashboard you can find.

AirDNA’s Tamarindo snapshot from October 13, 2026 — 51 percent occupancy, a $336 average daily rate, about $49,600 in average revenue — is the operating picture quoted on the income page, and only for Tamarindo. Do not export it to a Conchal villa. Do subtract, in your own model, management of typically 15 to 25 percent of gross, the HOA (about $300 to $1,500 a month as Conchal examples, confirmed per house), the Beach Club if you join it at $4,000 for 2026, property tax at 0.25 percent of registered value, and the luxury-home tax if the construction value clears ₡143 million. Insurance is a quote, not a percentage this site will invent. Utilities are a quote from the company that serves that meter.

Holding the house in a company adds the 2026 corporate tax, from ₡69,330 if inactive up to ₡231,100, plus accounting often budgeted at $300 to $600 a year, plus the April beneficial-owner filing. None of that is inside the 5 to 9 percent.

Selling is the other half of the investment

Commission is commonly 6 percent plus tax, and it is often negotiated above about $2 million. A non-resident seller triggers a 2.5 percent withholding by the buyer. The gain itself is generally 15 percent of the net, with a primary-home exemption in the right facts and a possible older-acquisition option a tax advisor has to confirm. All-in seller costs before the gain are described by one brokerage as roughly 6 to 8 percent. Days on market, in that May report, averaged 361. Price it as if the next buyer is as careful as you were.

The useful test of any agent, including him, is closings in the community you want, an attorney who is not on the agent’s payroll, and a price that survives diligence. If you want the two-speed market applied to a specific folio, that is a conversation, not a paragraph.
