I've managed vacation rental properties on the Gold Coast for 16+ years. I've seen boom years and bust years. Here's what to realistically expect from vacation rental income.

The Most Important Rule

Professional property management increases rental income by 10-20% compared to owner-managed properties.

If you're not managing the property professionally (or hiring a pro), expect lower occupancy and lower rates.

High Season (December-April): Premium Rates & High Occupancy

What is "High Season"?

December 1 – April 30 is peak tourism season. North Americans flee winter. International travelers flood Costa Rica.

Occupancy Rates

Premium oceanfront: 80-95% occupancy Good mid-tier: 70-85% occupancy Secondary locations: 50-70% occupancy

Nightly Rates

Premium oceanfront: $300-$1,200+ Mid-tier: $150-$300 Budget: $80-$150

Example High Season Revenue

A premium oceanfront home, professionally managed from December through April, sits in the strongest stretch of the year: high occupancy, premium nightly rates, and strong seasonal rental demand. The gross rental yield for a well-positioned property is 5–9%.

Green Season (May-November): Lower Tourism, Different Strategy

What is "Green Season"?

May 1 – November 30 is low-tourism season. Fewer international leisure travelers. More rain (afternoons). Lower rates.

Occupancy Rates

Premium oceanfront: 40-60% occupancy (leisure travel) Mid-tier: 25-40% occupancy Secondary: 15-30% occupancy

But Here's the Strategy Shift

You don't rely only on leisure vacationers. Corporate clients, family reunions, sports groups, and conventions happen year-round.

Professional managers book: - Corporate retreat groups - Fishing tournaments - Yoga and wellness retreats - Family reunions - Sports teams

A professional manager can generate 30-50% of annual revenue during green season despite lower leisure tourism.

Example Green Season Revenue (Professional Management)

Green season is quieter, and a professional manager still keeps the house earning. Corporate retreats, fishing tournaments, wellness groups, and family reunions fill nights that leisure travelers leave open. The gross rental yield for a well-positioned property is 5–9% across the year.

Note: Lower rates than high season, but targeted corporate/group bookings increase occupancy beyond pure leisure demand.

Annual Rental Income Calculation

Take a well-positioned oceanfront home in Flamingo, under professional management. High season brings strong seasonal rental demand and the rates guests expect on this coast. Green season is softer, and a capable manager still books groups, retreats, and longer stays. The gross rental yield published on this site is 5–9%.

Management, cleaning, utilities, and tax come out of that gross figure before an owner sees what remains. Results vary by property, season, and management.

Variables That Affect Rental Income

Location

- Flamingo: Higher rates, more occupancy, premium positioning - Tamarindo: Strong rates, high occupancy, tourism draw - Secondary areas: Lower rates, lower occupancy

Property Quality

- Luxury oceanfront: $300-$1,200/night - Comfortable mid-tier: $150-$300/night - Budget-friendly: $80-$150/night

Management Quality

- Professional manager: 10-20% higher occupancy and rates - Owner-managed: Lower occupancy, inconsistent marketing - Lazy management: Rates sink, occupancy drops

Accessibility

- Easy airport access (Liberia 30-45 min): Higher bookings - Remote locations: Lower bookings, longer guest drive

Amenities

- Private beach access, pool, kitchen: Higher rates - Basic accommodation: Lower rates

Marketing

- Professional marketing: Higher occupancy - Local-only marketing: Lower occupancy

What to Budget For

Professional Management Fees: 20-25% of gross revenue Cleaning/Maintenance: $2,000-$5,000/year (depends on size) Utilities: $1,000-$2,000/year Property Insurance: $800-$1,500/year Annual Property Tax: $350-$1,200 (0.35% of value) Repairs/Replacement Reserve: 5-10% of gross revenue (for major repairs) Corporate Taxes (if held in corporation): $1,500-$3,000/year

Total Expenses: 35-45% of gross revenue for a well-run property

The Math for Different Price Points

$500K Property Gross rental yield of 5–9% for a well-positioned home, with strong seasonal rental demand in the established beach towns.

$1M Property Gross rental yield of 5–9%. A higher price, on a stronger stretch of coast, can support a higher nightly rate and more rental income in dollars.

$2M Property Gross rental yield of 5–9%. On a trophy home the dollar income can be larger, and the published yield remains 5–9%.

Note: Higher-priced properties can bring in more rental income in dollars. The rental yield published on this site is 5–9%.

Realistic Expectations by Year

Year 1

You're learning. Bookings are below potential. Management is settling in. Expect: 60-70% of projected income

Year 2-3

Systems are working. Marketing is established. Occupancy improves. Expect: 85-95% of projected income

Year 4+ Property is running smoothly. Occupancy and rates are optimized. Expect: 100% of projected income (or higher with rate increases)

Market Cycles

Costa Rica's vacation rental market has cycles:

2015-2019: Boom years, when rental income ran hotter than it does now

2020-2021: Pandemic collapse, 20-40% occupancy

2022-2025: Recovery, back to a typical rental market

2026 Outlook: Stable rental income, no major boom or crash expected

The Best Properties for Rental Income

Professional managers consistently achieve highest returns on:

Oceanfront or Bay-View Properties - Premium positioning - Higher nightly rates - Consistent demand

Properties with Pools

- Additional amenity increases rates - Families and groups prefer pools

Properties with Multiple Bedrooms

- Larger groups = higher revenue - 3-5 bedroom homes are sweet spot

Properties in Established Communities

- Flamingo, Tamarindo, Conchal - Strong tourism infrastructure - Professional management companies - Higher brand recognition

Properties with Professional Management

- I cannot overstate this - Professional vs. owner-managed: 10-20% income difference - Property manager expertise drives occupancy and rates

The Owner-Managed Reality

I see this often: owner buy property, manage it themselves, get frustrated with low occupancy and rates, sell at loss.

Owner-managed challenges: - Can't respond immediately to booking inquiries - Don't have established marketing channels - Don't understand pricing optimization - Don't manage reviews and feedback - Can't handle guest issues remotely (you're not there) - Undercharge rates (emotionally tied to property)

If you're buying for rental income, budget for professional management ($5,000-$10,000/year minimum).

The Business Case

Look at rental income as a business, not a hobby:

Investment: $1.5M oceanfront property

Professional Management Business Model

- Gross rental yield: 5–9% - Strong seasonal rental demand from December through April, with groups and longer stays in the green season

This is a legitimate business. Treat it that way. Results vary by property, season, and management.

The Lifestyle Case

Some buyers prioritize lifestyle over pure rental income:

"I own a beautiful oceanfront villa. I use it 4 weeks/year. Professional manager rents it the remaining 48 weeks. Rental income covers all ownership costs. I get free vacations."

This is valid. But budget correctly and hire professional management.

Tax Considerations

Costa Rica taxes rental income:

Non-Resident: 15% flat tax on gross income (simple) Resident: Income tax on profits (more complex)

US Citizens: Must report to IRS (FATCA), but may benefit from Costa Rican tax rates being lower

Always work with a Costa Rican tax accountant for rental properties. Tax optimization can save thousands annually.

Bottom Line

Vacation rental income is real and substantial IF:

1. You own oceanfront or premium property 2. You hire professional management 3. You're in an established market (Flamingo, Tamarindo, Conchal) 4. You factor in all expenses and taxes 5. You treat it as a business, not a hobby

Realistic expectations: rental yield of 5–9%, plus 3–6% appreciation.

Don't expect "rich quick" retirement from rental income. Expect steady, businesslike returns that make ownership more affordable.
